It’s been such a long time since I last shared any renovation secrets with you! So it’s high time to get our creative juices flowing again and have a look at some dramatic before and after photos… Over the last couple of years I’ve been busy finding run-down properties for myself and my clients. I am now excited to share a recent renovation project with you.

The purchase

After months of watching and monitoring this property that was clearly in distress, we finally had the opportunity to purchase at auction in November 2016. Due to caveats on the property, it was two months before settlement occurred and we could get started on bringing this sad home back to life.

The renovation

This was not a straight-forward renovation!  There were alot of trades to be co-ordinated,  alot of rubbish to be removed and alot of challenges to be overcome.  In spite of this we managed to create a free-flowing work site and completed the renovation in eight weeks. Here is a brief description of what we did.

Master bedroom

As you can see from the photo above, the layout of the master suite was a little unbalanced. It comprised of a small master bedroom with walk-in-robe, a small study which was accessed via the bedroom and a small ensuite. We removed the walls of the walk-in-robe to create a sense of space in the bedroom, turned the study into a dedicated dressing room and modernised the ensuite by creating a hobless shower with glass screen. We have now created a beautiful and calm master suite where the new owners can enjoy a sense of luxurious space. before and after before and after dressing room before and after ensuite After photos taken by House Guru – Rockingham Mandurah Region

Kitchen/Dining

The spacious kitchen was in a state of complete disrepair.  It was a generous space with raking ceilings and it was easy to see that it would benefit greatly from being lightened up and modernised.  We gyprocked over the brick piers to enhance the new crisp, clean look.  New appliances were installed to complete the kitchen makeover.

Family room

For me, one of the loveliest features of this home is the open plan living zone with beautiful high raking ceilings. Stepping down from the dining room into the family room really adds to this feeling of space and luxury. We laid quality plush pile carpet to complement the tiled floors in the kitchen/dining area. We then added neutral, tropical furnishings to complete the modern, relaxed, coastal vibe.

The sale

The lucky buyers of this property will benefit from living in an established area whilst having a near-new home, featuring new windows, new air conditioning, new kitchen cupboards, benches and appliances, new carpet, new blinds, new alarm system, new bathrooms, new laundry… Once the sale is completed, I will be sharing the numbers with my readers.  If you want to keep up-to-date on the numbers on this project or alerted to upcoming opportunities, please email me at [email protected].  I will gladly add you to my insiders list to be first to hear about profitable renovation projects.
